Annual Meeting Minutes:
MINUTES OF THE ANNUAL HOMEOWNER'S MEETING OF THE NEWPORT LANDING HOMEOWNERS AND LAKE ASSOCIATION, 3-10-09
The annual homeowner's meeting was held at 6:30pm at the Champion's Run Club.A cocktail period preceded the meeting.Directors present were Peter Stekr, Tom Ruma, George Allison, Mike Goetz, Karen Verdirame, Greg Nissen, William Fleming and Deb Cizek.Approximately 50 homeowners and lot owners were in attendance along with attorney Mark Lapuzza.
The meeting was opened with a "welcome" from President Fleming.The proposed budget was discussed and how the dues were probably going to remain the same for 2010.No assessments were expected.The lake weed problem was under control and monitored by Aaron Klusmire, Rich Melkus, and Tom Ruma.In 2007 and 2008, $90,000 was expended and the 2009 contract will be $70,000.2010 is expected to be $50,000.
About 70% of the 2009 budget goes to lake maintenance.
Last year, the HOA bought the launching ramp area, gas dock and supply facility along with Rich's office.This was a one time occasion and necessitated an assessment.
The security company, Signal 88 was discussed in detail with some homeowners stating that some of the security was probably not needed.President Fleming also reminded homeowners of the safety rules of the lake and how all boats must be registered with the state and that fishing licenses are required, even though this is a private lake.
The next item of business was the election of 3 board members to a 3 year term.The election was conducted by Mark Lapuzza.After the vote tally, Tom Ruma, George Allison and Michael Goetz were all re-elected to 3 year terms.
Karen Verdirame offered a discussion about the updated and revised covenants.Several questions ensued.
The next item of business was the treasurer's report.Director Allison gave the report outlining each expense and the proposed budget for that line item.Several questions were asked regarding certain expenditures.
Next was a discussion of the survey sent out to homeowners and lot owners.The homeowners would like to have more than one open meeting per year.An additional meeting will attempt to be scheduled in September.The survey also showed a desire by many for monument signs at the various entrances to Newport Landing.The cost and feasibility of this was discussed.It was felt that the cost would be prohibitive at this time.
